CONSTRUCTION UPDATE 5: January 17, 2018
UPCOMING WORK TO THE PERIMETER
On or about January 22, we will begin work to install two additional street openings through the existing perimeter wall. One new opening will be installed on Mission Street, just east of the existing Mission Street driveway. The other new opening will be installed on Avalon Avenue, at the London Street intersection. This work will include the selective demolition of the existing perimeter fence and wall. We will install temporary gates/fence panels in the new openings, and utilize them as driveways.

PHASE 2:
Includes mass excavation, temporary shoring, and the construction of the building’s foundation.
Shoring and excavation (Ongoing)
The shoring is being installed using drilled piers, not driven piles. Approximately 40,000 yards of soil will ultimately be excavated from the existing site, down to a maximum depth of approximately 20 feet in some areas. Visible activities will include drilling the temporary shoring from piers, the excavation of soil, and the ingress/egress of dirt-hauling trucks.
Goodman Building seismic retrofit project (January 2018)
Visible activities will include partial structural demolition, excavation, ingress/egress of soil and debris trucks, pier drilling, rebar deliveries, concrete deliveries, and the construction of large concrete shear walls on the exterior faces of the building. Most of the demolition work will be audible on the campus, and will include hoe rams, jack hammers, and rivet busters. Work will occur during City-approved hours and in accordance with City ordinances. Construction is scheduled to last for approximately eight months, weather permitting. Site logistics and sequencing plans for this projects are still being developed.
Commencement of concrete structure (January 2018)
Once the foundation has been dug, the reinforced concrete foundation will be constructed. This work will include the installation of reinforcing steel (rebar) and the forming and placing of concrete. Visible activities will include rebar deliveries, formwork deliveries, and the delivery and placement of concrete. This work is scheduled to begin in January 2018.
In January, February and March, street utilities will be underway. We will begin running new underground utilities to the “mains” in the street. This will include opening trenches in the street and running underground electrical, storm water, and sewer lines. Electrical work will occur on London Street. Storm water and sewer work will occur on Mission Street. Some sidewalk and lane closures will be required. This work requires specific approval from City agencies, which we are still awaiting; specific dates are not yet known.
In January 2018, the tower crane will be installed. This will include the delivery of the tower crane in various pieces, which will arrive on multiple trucks over the course of a few days. The pieces will be assembled by a separate mobile crane, until the tower crane is complete and operational. From that point forward, the tower crane will be operated daily to assist with the construction of the foundation and concrete superstructure.
PHASE 3: CONSTRUCTION OF THE CONCRETE SUPERSTRUCTURE
This work will seamlessly follow the foundation construction and will include similar work of reinforced concrete walls, columns, and floors. Visible activities will include rebar deliveries, formwork deliveries, and the delivery and placement of concrete. This work is scheduled to last approximately 10 months.
In the spring of 2018, we plan to reconstruct the Mission Silver plaza. More details will be provided as the date approaches.

Demolition preparations have begun with site demolition, including the removal of internal concrete retaining walls and asphalt parking lots. We have installed a temporary perimeter fence on Mission Street and Avalon Avenue, and started to dismantle portions of the existing perimeter fence.

Demolition of the existing buildings has begun. Visible activities will include the dismantling of existing buildings and the ingress/egress of debris removal trucks. Demolition is scheduled to last for nine weeks.
